The Master Plan

Our master plan, which is already well on the way to becoming a reality, will create a mixed use eco-village that is a model for green development – a place where people can live, work and play – and a true showcase for the future of economic development.

The plan would transform this property, originally built as a state-of-the-art manufacturing facility for IBM, around a design that includes office, industrial, retail, residential and recreational components, with sidewalks, landscaped spaces, covered parking – modernizing the property while preserving open space and natural areas. This design will allow companies’ corporate identities to be visible and well-defined, while at the same time enabling them and their employees to be part of a larger community – an eco-village.

Plans include the extensive use of solar and other alternative forms of renewable energy, the re-use of former industrial buildings and the installation of clean energy systems including solar panels and green roofs on the property’s existing large-area, flat roofs.

The property owners have already invested millions of dollars in the site and we have strong support for this plan from the community’s political leadership. The Town of Ulster is the playing the role of lead agency and has agreed to an expedited approval process for future build-outs, making TechCity a prime, shovel-ready site.
